How Tall Should Your Pre-Engineered Metal Building Be?

Building height is one of those decisions that can seem simple early in design, but it can have a major impact on how well the building functions long term.


The right height should be driven by the end user.


A light manufacturing company may need additional clearance for equipment, cranes, ventilation, or process piping. A warehouse tenant may need greater clear height for pallet racking. An automotive or service business may need taller overhead doors and room for vehicle lifts. A flex development may benefit from enough height to accommodate future mezzanines or a wider range of tenants.


It is also important to understand the difference between eave height and clear height.

Roof framing, lights, fire protection, ductwork, and other building systems can reduce the usable height inside the space. A building that is advertised as 20 feet tall may not provide 20 feet of clear working space.


Of course, taller buildings cost more. They require additional steel, longer wall panels, increased insulation, and may affect structural and foundation requirements. But designing a building too short can limit the tenant pool, reduce functionality, and make future modifications much more expensive.


Before selecting a building height, ask:

What will happen inside the building?

What equipment or storage systems will be used?

How tall do the overhead doors need to be?

Could the use change in the future?


The best building height is not always the tallest option. It is the height that supports the end user’s operations today while preserving flexibility for tomorrow.
