Why One Flex Warehouse Costs $100/SF... and Another Costs $150/SF

One of the biggest misconceptions in commercial construction is that all flex buildings cost about the same.


In reality, we've seen projects range anywhere from $100/SF to over $150/SF, and the building size is rarely the biggest reason.


Here are a few of the factors that move the needle:


Site Development – Poor soils, detention ponds, retaining walls, utility extensions, and excessive grading can dramatically increase costs before the building even starts.


Exterior Finishes – Metal panels provide an economical solution, while masonry, stucco, architectural canopies, storefront systems, and upgraded entrances create a much different investment.


Build-to-Suit vs. Move-In Ready – A shell building is one thing. A fully finished space with offices, HVAC throughout, upgraded electrical service, plumbing, restrooms, and custom tenant improvements is another.


Building Performance – Clear heights, dock equipment, oversized electrical service, crane systems, insulated panels, fire protection requirements, and specialized structural loads all affect the final budget.


The good news?


There isn't a "right" price per square foot.


The right building is the one that aligns with your investment strategy, tenant demand, and long-term goals.
